How much will my home cost?

In this post we aim to give an approximate idea of the cost of building each type of houses to a medium range interior spec.

Our houses have been designed to be part of an attractive neighbourhood that respects the local vernacular of Great Oakley. They are engineered to be highly energy-efficient and to make the best use of space with pleasant, flexible rooms and maximising natural daylight.

You may have particular ideas for your house. We will work with you to explore these, confirm a revised design and then introduce you to the builder. When you’ve chosen which exterior options you’d like along with your kitchen, bathrooms, floor coverings, tiles and any extras, we can give you the total estimated build cost for your house.

When you’re happy with your design, we’ll have the building regulation drawings and the building contract confirming the costs ready to start construction.

Because of economies of scale, it costs more to build a small house per square metre than a large house. Consequently, the suggested build cost of the houses varies from £1,300 per square metre of internal area as a minimum for The Talma, rising to £1,550 per square metre of internal area as a sensible maximum for the Pia. The final cost depends on the changes you may have made to the design and spec that you choose.

We would never advise anyone to spend more than they can afford on a plot and house. The final cost of the plot plus house will be in line with mortgage valuations and local house prices for a similar sized house, but you will, of course, have a much more energy efficient house built to your individual requirements.

Below we show a guide price that ensures a good standard of finish which includes the ‘passive house’ specification.

Add the plot price, and an estimated plot preparation cost of £25,000 to give you at total cost for the house purchase.

The Pia

The Pia has 85 square metres of living space, and our estimate of build cost is £1,550 per square metre to build. The total build cost (excluding serviced plot and foundations) will be approximately £131,750.

The Mae

The Mae has 119 square metres of living space, and our estimate of build cost is £1,500 per square metre to build. The total build cost (excluding serviced plot and foundations) will be approximately, £178,500.

The Sukey

The Sukey has 154 square metres of living space, and our estimate of build cost is £1,450 per square metre to build. The total build cost (excluding serviced plot and foundations) will be approximately, £223,300.

The Florence

The Florence has 161 square metres of living space, and our estimate of build cost is £1,400 per square metre to build. The total build cost (excluding serviced plot and foundations) will be approximately £225,400.

The Elzina

The Elzina has 207 square metres of living space, and our estimate of build cost is £1,350 per square metre. The total build cost (excluding serviced plot and foundations) will be approximately, £279,450

The Talma

The Talma has 248 square metres of living space, and our estimate of build cost is £1,300 per square metre to build. The total build cost (excluding serviced plot and foundations) will be approximately, £322,400.
